Yes, they will. We have been careful to ensure that phasing causes minimal disruption and optimises safety for early residents.

The prices will be reviewed ahead of each newly released phased and we cannot guarantee they will remain constant between releases.

Ground Rent

Ground Rent will be a nominal peppercorn. A nominal fee generally in the region of £10 per year and is generally fixed for the duration of the lease.

Community Charge

There will be a charge to cover the basic functions within the community. Our aim is to keep these as low as possible, with the idea that a wider service will be available to purchase as “add-ons” only when they are needed or wanted.

The LIFEstyle Assistant will also be able to facilitate other services through the wider community which will be paid direct to the supplier.

Building the whole development will take time. At the earlier point of the construction a full service provision may not be practical. Therefore, community charges may be reduced – for the short term.

The amount of community charge applicable to your property will be set out on the schedule provided with your lease and is available from our LIFEstyle Assistant. This details the extent of services within the Community Charge and also services and costs for additional services which can be purchased, as required. All properties will pay the Community Charge, but the charge does vary depending on the type of property. For the apartments there are additional costs within the Community Charge to include building insurance, maintenance of the building, window cleaning, gardening for communal garden space and upkeep of shared areas.

The Community Charge will be adjusted in accordance with anticipated expenditure for the following year; taking account of any over or underspend from the previous year. The Community Charge is payable by the owner of the property whether or not the property is occupied. The Community Charge will need to be paid up to date if you wish to sell your home.

Fees and Costs

To ensure that the highest standards are maintained within the community at all times, there are a number of areas where consent is required. Landlord and solicitors fees may be payable for these consents. These will be fair and reasonable charges, to cover administrative requirements or legal costs. Our LIFEstyle Assistant can provide you with a schedule which sets out the fees and costs applicable.

Your solicitor will assist in identifying all consents required when you purchase the property. In the event that consent is required on your purchase of the property, the consent fees will be waived if consent is requested when you purchase. Therefore consent fees will not be charged if consent is sought prior to the purchase of your property. The consent fees are set out in the lease for full transparency and can only be increased by the retail price index.


The community charge includes the buildings insurance for every dwelling on Waterton Green, irrelevant of whether it is an apartment, bungalow or house. However, each property owner will be responsible for their own contents insurance.


You will be required to pay all taxes and utility costs direct to the Council/the supplier.

Our LIFEstyle Assistant will be available for set hours to offer friendly, neighbourly support as well as to facilitate a range of quality services which can be provided directly and added to the Community Charge or through the wider community and paid directly to the supplier.

They will co-ordinate the provision of amenities/activities within Charles Waterton House (The community hub), undertake leasehold management, arrange any property adaptations residents may require and help maintain the quality of the buildings, estate and environment.

There will be a range of services which can be purchased directly and added to the Community charge and others where the LIFEstyle Assistant will facilitate support services from within the wider community, which can help with every-day living. Whether you want a little more time to relax and enjoy life or if you need more essential help and support, the LIFEstyle Assistant will be there to help.

You only pay for the services you choose, when you need them and this can help contain your living expenses at an affordable level. The important part is that above the basic cost, you are in complete control over what you need and pay for.

You will also have the flexibility to dip in and out of these services whenever you need or want. Flexibility and choice is also great to cover occasional support such as a Spring Clean, Summer mowing of the lawn, or to support during times of illness or a hospital stay.

All properties will have intruder alarms fitted as standard and the apartments will have an Intercom/Door video entrance system & a fob entry system. There will also be smoke detectors as standard and a CCTV monitoring surrounding Charles Waterton House (The community hub) and general community areas.


To live at Waterton Green you must be at least 55 years of age when you take occupancy. If you are single, then you must be at least this age. If you are a couple, then one of you must have reached the age of 55 at the time you move in. You can purchase a property under the age of 55 as an investment and rent it out, or purchase it on behalf of a friend/family member to live in, but the occupancy age limit will still apply.

All homes at Waterton Green will be sold on a 999 year lease. Properties are sold on a leasehold basis to:

  • Maintain the quality of the buildings, estate and environment
  • Retain high standards of presentation and consistency in the management of the community, whilst ensuring the continuity of the LIFEstyle and support services
  • The lease is a legal document that clearly sets out the responsibilities of ENGIE Regeneration (the freeholder and landlord) and you as property owner. Your solicitor will advise you on the contents and obligations under the lease.

Provided that one of you is over 55 years of age at the date you take occupation this is sufficient to meet the eligibility criteria. In certain circumstances, it is possible to remain living at the property on your own under the age of 55 if your partner who is of qualifying age no longer lives with you.

Compliance with the age criteria will be undertaken by the LIFEstyle Coordinator when you reserve your property.

In order to comply with money laundering regulations you will be required to provide a copy of your passport/ driving licence and utility bill to the LIFEstyle Coordinator and this will be used to confirm your eligibility.

Any additional domiciliary care requirements will be assessed by a qualified care assessor as part of our planning obligations, and a health assessment will be undertaken after reservation, prior to exchange of contracts. The health assessment is an opportunity to ensure that we optimise residents’ health and well-being and ensure that any required support services and/or property adaptations are made available from day one.

We want you to not only make the right choice of accommodation when moving to Waterton Green, but also the right choices about your living environment and the additional services you may wish to have. We want to help you explore all options of support, above the core services we will provide through our Community Charge.
